  • Applicants must meet our qualification criteria, which include income, credit, and rental history requirements. Each applicant over the age of 18 must complete an application and undergo a screening process. Please see question 7 for specific qualification details. 

  • The Monarch offers a variety of thoughtfully designed floor plans to suit your lifestyle. Please contact our leasing office for the most up-to-date information on available studio, one-bedroom, two-bedroom, and three-bedroom apartment homes. 

  • Your monthly rent includes access to all community amenities, such as the resident lounge with Starbucks coffee bar, resort-style pool, fitness center, and more. Trash services are also included. Please see question 10 for details on additional fees. 

  • Wi-Fi in common areas is included. Electric, water, and sewer are not included in the rent and are billed separately to residents. Please contact the leasing office for specific details on utility billing. 

  • A security deposit is required. The specific amount may vary based on application qualifications. Please contact the leasing office to discuss current deposit requirements and any alternative options that may be available. 

  • We typically offer standard 12-month lease terms. For information on other lease durations or renewal options, please speak with a member of our leasing team. 

  • Applicants may qualify by meeting income and credit criteria, with or without a guarantor. A credit and background screening, as well as verification of rental history, are required for all applicants. Please contact the leasing office for the most current qualification standards. 

  • Yes, renter's insurance is required for all residents. You may provide proof of your own policy to meet this requirement. 

  • Applications are completed online through our website. An application fee per applicant is required to cover the cost of credit and background screening. Please contact the leasing office for the current application fee amount. 

  • Trash services are included in your monthly rent. However, there are additional monthly fees for parking garage spaces and for residents with pets (pet rent). Please contact the office for specific fee amounts. 

  • Yes! The Monarch is a smoke-free community that welcomes pets. We have a pet spa, dog park, and playground for your furry friends. Breed and weight restrictions may apply. A one-time non-refundable pet fee and monthly pet rent are required. Please contact the leasing office for complete details on our pet policy. 

  • Yes, we have a parking garage with reserved spaces available for an additional monthly fee. The garage also features electric car charging stations. Information on guest parking is available from the leasing office. 

  • Apartments at The Monarch are unfurnished, allowing you to create a space that reflects your personal style. Select units may include unique features like an electric fireplace. 

  • The Monarch is designed for modern comfort and convenience.

  • Tours can be scheduled by contacting the leasing office by phone or by booking an appointment directly through our website. We look forward to showing you all that The Monarch has to offer! 

  • Maintenance requests can be submitted easily through the resident portal. Our on-site maintenance team is available to assist with repair requests. 

  • A maintenance emergency is a situation that poses an immediate threat to life or property, such as a total loss of heat in winter, a major gas leak, or a significant water leak. For urgent maintenance emergencies, please contact the office during business hours or follow the after-hours call prompt. For life-threatening emergencies, please contact 911 immediately. 

  • Once your lease is signed and all move-in funds are paid, you will receive a move-in date. A member of our team will provide you with all necessary details, including how to access the Luxer package system and resident portal. Be sure to bring your new keys or fob and any required parking passes. 

  • Move-out notices must be submitted in writing as per the terms of your lease agreement. Please refer to your lease or contact the leasing office to confirm the required notice period and to receive information on the move-out process, including apartment turnover procedures. 

  • Rent is due on the first of each month and is paid online through the secure resident portal. The portal also allows you to submit maintenance requests, view your account balance, and communicate with the management team.
